The Process Explained


Your Royal Team Realtor will not assume that you know all the ins and outs of the buying/ selling process. He or she will provide a complete explanation of what to expect and will walk you through the process from start to finish.

Identifying Your Needs

One of the first questions your Royal Team Realtor will ask you, is, “Why are you moving?” He/She will also explore any conditions or time constraints you might have which would affect your move. For example: a need to relocate for employment, your financial situation, the school year or any future plans.

Finding Your Dream Home

Your Royal Team Realtor will help you identify what you want and need in your new home. Do you want to be in a particular location? Do you need to be close to a particular school or to your work? How many bedrooms? Bathrooms? family room? A fireplace? A swimming pool?

Your Royal Team Realtor will then compare your needs, wants and budget with what is available on the market. He/she will make recommendations based on your personal criteria saving you much time and effort.

He or she will accompany you to view your selected houses and help you assess their suitability and price. He/She will provide information about the neighbourhoods, the cost of heating, the condition of the furnace, etc.

The Multiple Listing Service

The Multiple Listing Service or MLS is an exclusive service accessible only through a Realtor and offering access to a wide variety of listed properties. A tremendous amount of time and effort is saved in searching for specific homes whether by price, type of home, location or by all three.

Your Royal Team Realtor has extensive knowledge of the financing choices available to homebuyers and will make recommendations for obtaining financing at the best prevailing rates and terms.

Your Royal Team Realtor is experienced in arranging fair deals. He or she will assist in negotiating an offer, acting as a mediator to head off potential conflicts between you and the seller, and draw up a legally binding agreement.

Highest Professional Standards

All real estate professionals are licenced and governed by the Real Estate & Business Brokers Act (REBBA). Before receiving a real estate license, candidates must successfully complete an extensive course of study developed by OREA on behalf of the Real Estate Council of Ontario (RECO). That is only the beginning: in the first two years of practice, licensees are required to successfully complete three additional courses as part of their articling phase with an experienced Broker. In addition, all licensees must continue to attend courses throughout their careers in order to maintain their licence.
